Thousands of Albanians have taken to the streets to protest a luxury resort proposed in a protected coastal area. The resort is backed by Jared Kushner’s investment firm, raising concerns about environmental impact and cultural preservation.
Protest in Tirana
Protesters have gathered throughout the week in Tirana, Albania’s capital. The demonstrations peaked on Thursday against the resort machinery, including excavators, at the proposed site. Jared Kushner’s investment firm has been linked to this project since last month.
Albania is not for sale. Albania belongs to the Albanian people and we decide what we want to do here. It’s not that some corrupt politicians who run Albania can decide what they can do with our property, the Albanian heritage, the natural heritage, a cultural heritage,

Environmental Concerns
The proposed development threatens the wildlife in the Vjosa-Narta wetland. This area is home to flamingos, seals, and nesting sites for sea turtles. Protestors have called on Prime Minister Edi Rama to step down.
More than 1 percent of the global population of flamingos lives in Albania.

WWF’s Statement
The World Wildlife Fund (WWF) condemned the development, stating it threatens one of Albania’s most vital ecosystems. The Vjosa-Narta landscape is a biodiversity hotspot crucial for migratory birds and endangered species.
The WWF warned that clearing habitats without proper consultation breaches EU environmental laws. The ongoing destruction raises concerns about Albania’s commitments to EU accession.
Political Tensions
While protests over the resort have been mostly peaceful, they have occasionally turned violent. Clashes between demonstrators and police have been reported. Broader anti-government protests in Albania have also led to violence and arrests recently.
Project Details and Investigation
Kushner’s resort project includes coastal development in Narta Lagoon and a smaller resort on Sazan Island. Changes in land legal status are under investigation by Albania’s Special Prosecution Office, assessing whether these changes enabled the project.
Despite controversies, officials defend the resort as beneficial for tourism. Prime Minister Rama supports it as a major investment opportunity.
Controversy and Commitment
Kushner and Ivanka Trump visited Albania this year to further discussions, despite incomplete final project proposals and environmental studies. Asher Abehsera, chairman of Sazan Real Estate Development, emphasizes responsible stewardship and job creation, promising to respect public processes as they unfold.
